Construction Begins at Rightmyer Estates, Ending Lengthy Review Process

ADAMS TWP, PA — After years of review and debate, bulldozers and heavy equipment have now arrived at the corner of Davidson Road and Glade Run Road, signaling the official start of construction at Rightmyer Estates. Crews are preparing the site by installing drainage pipes and culverts in advance of building 30 new homes.

A Long Road to Approval

The 52-acre project, a Planned Residential Development (PRD), faced a lengthy and at times contentious approval process. Rightmyer Estates first received tentative approval in October 2022, but final sign-off was delayed until August 26, 2024, as developers worked to address concerns about flooding, sewage planning, and the project’s proximity to a floodplain.

Industry consultant Steve Victor explained that the delays stemmed largely from two processes: the required permitting and FEMA’s mapping review. FEMA’s maps are broad and generalized, which can extend the timeline. However, Victor emphasized that this step often works to the community’s benefit because developers can submit more precise data and updated maps. These refinements help ensure storm-water controls and flood-protection measures are accurate and effective.

Adams Township officials agreed that flood protection was a top priority. “Keeping the FEMA floodplain and the residents protected from possible flooding was a key priority,” Township Manager Mike Tylka said. He explained that official floodplain maps were engineered to ensure the extent of the 100-year flood will not affect future homeowners. Tylka added that final approval was granted on February 24, 2024, and confirmed there are no outstanding variances or conditions that need to be met.

Developer Perspective

Project owner Mike Greca confirmed the importance of the floodplain review, noting that the maps created by the development team provided a more accurate picture of where the floodplains are located. This level of precision helped determine “what can and cannot be built in those areas,” ensuring compliance and safety.

Greca identified Infinity Custom Homes as the builder for the project. He stated that his immediate goal is to have paving work mostly completed by winter, with an “open community market” planned for early winter or spring. At that point, potential buyers will be able to choose their lots and begin the home-buying and building process.

Infinity Custom Homes Steps In

Infinity Custom Homes Vice President Liam Brennan confirmed that the builder will construct 30 homes averaging between $1 and $2 million each. Homes will be about 4,500 square feet, and sit on at least half an acre lot, including the basement, targeting luxury buyers who want space and amenities.

This will be the company’s third housing plan in the area, part of its broader strategy in Butler County. Brennan explained that Infinity selected the Rightmyer site because of the Mars Area School District, Butler County’s competitive tax rates, and the easy access to Route 228.

“About half the population is looking for new housing in areas with good schools, lower taxes, and easy access to amenities along Route 228,” Brennan said. He pointed to Mars, Seneca Valley, and Pine-Richland school districts as particularly attractive to homebuyers.

The company expects paving to be complete this fall, with home construction beginning in spring 2026 and a model home opening by Fall 2026. Once underway, Infinity typically aims to sell one home per month. “That’s a pretty good pace for us,” Brennan added.

A Market Shaped by Luxury Demand

The timing of Rightmyer Estates coincides with one of the most competitive housing markets in Western Pennsylvania. In Mars Borough, median home listings now average $675,000 — an 18.8% increase year-over-year — while Cranberry Township’s median sold price climbed to $449,000 in June 2025. Inventory remains tight, with fewer than 100 homes for sale across Mars and Adams combined.

Local agents say the area’s appeal comes down to three things: proximity to top-ranked schools, easy access to Pittsburgh via Route 228 and I-79, and strong resale value paired with quality of life. Developers like Infinity are responding with new neighborhoods that target these premium buyers, offering high-end finishes, community amenities, and energy-efficient builds.

From Approval to Action

Following the Planning Commission’s recommendation, the Adams Township Board of Supervisors gave final approval on August 26, 2024. Middlesex Township, which includes a small portion of the development, also reapproved the plan in May 2025. With all requirements met and performance security in place, construction is now moving forward. Township Manager Tylka noted that the project is currently in the process of preparing to install roads, with utilities already going in.

What’s Next

The start of heavy site work marks the end of a multi-year planning process and the beginning of a new residential community. As drainage and infrastructure are installed, homes at Rightmyer Estates will soon take shape—transforming a once-debated parcel into a neighborhood that expands luxury housing options in Adams Township.
