Plans for a new Chipotle restaurant at Adams Corners moved forward this week as the Adams Township Planning Commission reviewed a minor land development proposal tied to continued commercial growth along the Route 228 corridor.
The approximately 8,000-square-foot Chipotle is planned for a parcel at Adams Corners located between the future Chick-fil-A site and McDonald’s along Route 228. Developer Seth Geyer told commissioners the team originally appeared for a sketch plan but returned with a formal submission after completing the township’s review process.
“We came in here for a sketch plan on this 8,000 square foot,” Geyer said. “We got the review, and we decided to come back in to show people where it is.” He confirmed the site is positioned between McDonald’s and Chick-fil-A along Route 228, a stretch that continues to attract national brands and new commercial investment.
Adams Corners refers to the stretch of commercial property along Route 228 between Sheetz and McDonald’s, just west of the Three Degree Road intersection. The planned Chipotle will sit between the future Chick-fil-A site and McDonald’s.
Initial excavation took place last fall at the future Chick-fil-A site at Adams Corners, adjacent to the planned Chipotle location along Route 228.
Commissioners reviewed the site layout and access before voting to approve the proposal as a minor land development — an early but important step in the approval process.
Township officials clarified that Planning Commission approval does not authorize construction. Projects must still move through additional reviews, including traffic, stormwater management, and permitting, before any timeline for building is established.
The Chipotle proposal was one of several commercial development items discussed during the meeting, which also included plans for a Dunkin’ location at Adams Town Square near the Adams Area Fire Station and Primo’s Pizza, as well as multiple subdivision and lot consolidation requests tied to residential and mixed-use projects along the corridor.
Adams Town Square is a separate development from Adams Corners. Township officials also noted that Adams Town Square is actively seeking additional tenants, meaning future businesses at that site will depend on private leasing agreements.
Together, the restaurant proposals reflect steady commercial momentum in Adams Township, particularly along Route 228, which continues to emerge as a regional dining and retail hub.
If approved through the remaining review stages, the Chipotle would add another fast-casual dining option for residents and commuters in southern Butler County.
Following the meeting, Geyer told The 228 Times that construction on the Chipotle site is tentatively expected to begin in June or July, pending completion of remaining reviews and permits.
